Watching one full cycle first
Before a wrench comes out, the technician stands clear of the opening and runs the door all the way up and all the way down. They are listening and watching at the same time: where the squeal starts, whether the sections shake at a particular height, whether the door hesitates at the curve of the track, how it lands on the floor, and whether the opener labours or hums. Each observation is tied to a spot on the door or a point in the travel. That map guides the hands-on inspection that follows and gives a fair comparison at the end, when the same cycle is run again after the work.
Chain, belt, rail and trolley
On a chain-drive opener the technician sets the chain so it neither sags onto the rail nor pulls taut, following the maker's measurement at the midpoint, and lubricates the chain and rail only where that maker calls for it. A belt drive is checked for tension, cracking and fraying. The trolley is inspected for wear where it rides the rail, the release lever is worked to confirm it disengages and re-engages cleanly, and the door arm is checked for straightness and secure pins at both ends. Rail hangers are tightened so the whole assembly stops shaking when the door starts and stops. This quiets the ceiling and takes strain off the motor's drive gear.
Ready for the cold months
After a fall tune-up the door is set up for the season that tests it hardest. The lubricant on the moving parts stays fluid in the cold rather than thickening into a drag on the opener. The bottom seal and jamb weatherstrip have been treated so they stay flexible below freezing and release from the slab instead of tearing. If the seal ever freezes down on a bad morning, free the ice and dry the area before running the door rather than letting the opener force it; that habit protects the top section better than any force setting. You have been shown the threshold spot where water pools, and clearing snow and ice there becomes part of shovelling the driveway.

1Type of opener
Chain, belt, screw and wall-mounted jackshaft openers each have their own tension checks and lubrication points, and older units take longer to set for travel and force than newer ones.
2Number of doors
Two or three doors on the same property are usually serviced in one visit, and the second and third door are quoted at a different rate from the first because the travel is shared.
3Torsion or extension springs
Torsion springs above the header and extension springs beside the tracks are inspected differently, and extension systems have pulleys and safety cables that add items to the checklist.

My door has a lock bar. Should it be used with an opener?
Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security. If you want a manual lock for holidays, the technician can show you how to use it safely with the opener unplugged.
What information helps when I book?
The door type and rough size, single or double; the opener brand or a photo of its label; what you have noticed, such as noise, shaking, hesitation, slamming or reversing, and whether it is worse in cold weather; whether the door has been struck by anything; and whether the springs are above the door or along the sides. None of this is required, but each detail helps the right parts and tools arrive with the technician.
My door closes, then reopens on its own. Is that a tune-up job?
Often, yes. A door that reverses before reaching the floor usually reacts to one of three things: photo-eyes misaligned or dirty, a down travel limit set so the door meets the floor before the opener expects it, or a force setting so low that stiff hinges, debris or a roller out of true read as an obstruction, since a clean, dry track is what the door is meant to run on. A tune-up clears all three by aligning the sensors, resetting the limits and freeing up the door's movement.
