The questions people ask us after the repair are often more interesting than the ones before. We have written up the useful ones here, covering care, safety and the choices that come with a new door.

Repair & Maintenance

What are photo eyes, and how are they tested?

They are the two small sensors low on each side of the opening, one sending a beam and the other receiving it. The technician confirms both indicator lights hold steady, that the units sit at the height the opener maker specifies, and that the lenses are clean and the wiring secure. Then a close cycle is started and something is passed through the beam; the door should reverse. Misalignment or a grimy lens is corrected on the spot. Garage Door Safety Inspection

My door has a lock bar. Should it be used with an opener?

Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security. If you want a manual lock for holidays, the technician can show you how to use it safely with the opener unplugged. Garage Door Tune-Up

Can I just push the roller back into the track myself?

The roller is only the visible part of the problem. Behind it are cables and springs holding the door's weight unevenly, and a door can drop or swing when a section is moved without the load taken off first. A trained technician clamps the door, releases the tension in a controlled way and seats the rollers in order. Leaving it to that process protects both you and the sections themselves. Can a wood garage door section be replaced?

Yes, though wood doors are more often site-built or made in small runs, so a matching section may be made up by a door shop rather than ordered from a catalogue. The new section is primed and finished to match, the hardware is transferred, and the technician looks closely at the neighbouring sections for rot or splitting, since wood sections tend to age together. Where several are failing, a new door is discussed. Garage Door Panel Replacement

What does stem length mean and why does it matter?

The stem is the steel shaft that passes through the hinge or fixture and carries the wheel. Most residential doors use a four-inch stem through a single hinge. Heavier doors have two hinges stacked at the ends of each section, and those need a seven- or ten-inch stem so the shaft reaches through both. A short stem in a double hinge sits loose, lets the wheel lean, and is a common reason a door leaves its track. The technician counts the hinges before choosing the set. How many hinges does a typical door have?

Count the joints between panels and multiply. A single door usually carries two edge hinges and one centre hinge per joint, so a four-panel door has three joints and nine hinges. A double door adds one or two more centre hinges per joint to keep the wider panels flat. The top panel uses adjustable top fixtures rather than hinges, and the bottom corners use bottom brackets, which are different parts. Garage Door Hinge Replacement

Why is the horizontal track sagging?

The horizontal run hangs from the ceiling on back hangs of perforated angle, and it sags when a hanger bends, its screws pull out of a joist, or it was only ever fixed into drywall. A sagging hanger droops that run out of level or its intended pitch. The fix is a straight or new hanger screwed into solid framing, with the run set to the manufacturer's specified pitch and matched to its partner; a door that drifts back toward the opening once raised is a separate, balance-related symptom. What are garage door cables made of?

They are galvanized aircraft-type wire rope: many fine steel wires twisted into strands, and the strands laid around a core, which gives a cable that bends around a small drum thousands of times without fatiguing. One end carries a swaged stop or a loop for the drum, the other a loop that fits over the bottom bracket pin. Diameter and length are chosen for the door's weight and height. Which parts most often need replacing on an opener?

The list is short and familiar: the drive gear and sprocket on chain-drive units, the start capacitor on AC motors, the photo-eye pair and its wire, the trolley and carriage, the wall control, the remotes and their batteries, the light socket, and on newer units the battery backup pack. Logic boards and motors are replaced less often and weighed against the unit's age. Most of the common items are carried to the visit. Garage Door Opener Diagnosis and Repair

Is a chain drive supposed to be this noisy?

A chain drive has a steady mechanical sound that a belt drive lacks, and that much is normal. What is not normal is change: a slap along the rail from a loose chain, a clack at one spot from a worn sprocket tooth, grinding from the head as a gear wears, or a rattle from hangers or a header bracket that have loosened. Each of those has a fix, and a repaired chain drive should sound the way it did when it was new. Chain-Drive Opener Repair

Will the safety sensors be tested as part of the repair?

Yes, every time. After the drive work and the relearning of travel and force, the technician runs the door onto a 2x4 laid flat on the floor to confirm it reverses on contact, and passes an object through the photo-eye beam while it closes to confirm it reverses again. The sensors' height and alignment are checked, and the tests are shown to you so you can repeat them monthly. Belt-Drive Opener Repair

How long does an opener replacement take?

Plan on about half a day for a straightforward swap on a balanced door: removal, hanging the new rail and head, wiring the sensors and console, setting travel and force, running the safety tests and programming remotes. If the door balance check turns up spring or roller work, or a receptacle needs adding by an electrical contractor, allow extra time or a second visit for that part. Garage Door Opener Replacement

Installation & Upgrades

Why are springs and cables handled by technicians?

Springs store substantial energy, while lift cables and bottom fixtures transmit the forces that raise the door. Replacement requires the assembly to be secured, tension to be controlled and matched parts to be installed in a defined sequence. Trained handling, proper tools and the selected system's instructions keep that work orderly and precise. Sectional Garage Door Replacement

What information should I receive at handover?

Keep the door and opener manuals, product identification, care instructions and a description of the installed hardware. The closeout should also note manual balance, full-cycle travel and applicable safety tests. Window, finish and seal details help with future care, while model and component records make later parts selection more accurate than relying on appearance alone. What should I watch for during strong winds?

During strong or severe winds, shelter in a basement or small interior room away from windows, doors and exterior walls, rather than watching the door while it blows. Once conditions have passed, look over the opening: note unusual bowing, new creases, displaced rollers, loose attachments, perimeter gaps, or movement at brackets and jambs, and let these details guide a later assessment. Wind-Rated Garage Door Replacement

What information should I keep after the project?

Retain the door and opener instructions, product identifiers, colour or finish reference, glass selection, spring information and the final work record. Photographs of labels and the completed decorative layout can also help. This small file supports correct cleaning choices, makes later parts discussions more precise and gives future service technicians a clear account of the system originally installed.
