Garage Door Bottom Seal Replacement
There are mouse droppings along the wall behind the recycling bins, and at one bottom corner of the door the vinyl has a neat chewed notch the width of a thumb. Something has found its way in for the winter.
Garage Door Bottom Seal Replacement
In plain words
The bottom seal is one part of a weather line that runs all the way round the door. Vinyl-finned stop moulding seals the jambs and header, the section joints have their own tongue-and-groove or shiplap seals, and a threshold seal glued to the floor can meet the bottom strip where a slab slopes the wrong way. Bottom seal replacement addresses the piece that takes the most punishment, and while the technician is there the rest of the perimeter is looked over. Where the side or top strips are torn or shrunk, doing them in the same visit gives a garage sealed on all four edges rather than three.
How the visit goesOne end of the bottom seal has slipped out of its channel and hangs down like a loose shoelace. Each time the door closes it folds under, each time it opens it flaps, and the gap beside it keeps growing.

How the visit goes
Is the door hanging level?
A gap that is wider at one corner is often the door rather than the seal. The technician checks that the door sits square in the opening by comparing the bottom edge to the floor at both ends and looking at how each lift cable wraps its drum. A stretched cable, a drum that has crept on its shaft or uneven spring tension drops one corner a centimetre or two, and setting the door level is what closes that wedge. If the door is out of level, the adjustment is explained as its own item and done first, and the seal is then sized to the gap that remains. Getting the order right saves fitting a seal twice.
Wood doors and nail-on strips
A wood garage door usually carries a flat or angled strip of vinyl or rubber nailed directly to the bottom rail rather than a channel seal. The technician removes the old strip and nails, checks the rail for soft spots and cupping, and treats or dries damp wood as needed. The new strip is positioned so its lip angles toward the outside and touches the floor along the full width, then fastened with galvanized nails or screws at close, even spacing so it cannot ripple. On a rail that follows an uneven floor, the strip's flexibility takes up the difference.
Keeping the new seal from freezing down
The habit that does the most for a bottom seal in a cold climate is a wipe of silicone spray along the seal face each autumn and again mid-winter. It leaves a film that meltwater struggles to bond to, so the strip lifts off the slab cleanly on a frosty morning. Avoid petroleum-based sprays, which soften vinyl. If the door does freeze to the floor, leave the remote alone: free the seal by hand with gentle warmth from a hair dryer or by working a plastic scraper along the line, then run the door. A minute of patience keeps the new seal whole.

What affects the quote
Same fees day, night or weekend
1Number of doors
Two single doors are two seals, two inspections and two opener resets. The travel is shared, so doing both in one visit costs less than two separate calls.
2Condition of the old seal
A supple strip slides out in a minute. One that has hardened and seized in its channel, or been torn and frozen into the corners, has to come out in pieces, which takes longer.
3Rodent-resistant seal
A profile with embedded stainless mesh for a garage that has had repeated chewing costs more per length than plain vinyl and is offered where the history calls for it.
Garage Door Bottom Seal Replacement: questions
How long should I allow for the work?
Plan on an hour or two for a straightforward replacement on a standard door, including the inspection and the opener reset. A retainer replacement, a hardened seal that has to come out in pieces, a wood door with a nail-on strip or the addition of a threshold seal each add time. The technician will give you a realistic window once the door has been looked at.
Should I choose the tallest seal available?
Not as a rule. The seal should fill the measured gap with a little compression to spare. A profile far taller than the gap gets squashed flat, wears at the fold, bows the bottom section and can make the opener reverse. Where the floor dips at one end, a taller bulb is the right call for that door; where the floor is flat, a standard height lasts longer. Measuring first is what settles it.
What happens during the visit?
The technician maps the gap with the door closed, checks the door is level and the bottom section straight, and identifies the retainer and profile. The opener is disconnected and the door clamped at working height. The old seal comes out, the channels are cleaned, a new seal is cut and fed in, and any retainer work is done. The door is then closed under power, the opener reset, and the reversing and photo-eye tests run.
